2023 American Residential Design Awards – Renovation

1096 Main Street was purchased by a client of mine as a "quick flip", Some paint, new cabinets, windows, roof. Upon further inspection it was determined that the dwelling had some major structural flaws from being abandoned for almost 20 years. First approach was too re-parge the previously parged foundation to shore it up around existing field stones. Then remove and replace damaged sills, studs and roof rafters. Because of the failed septic system and major structural flaws, the client decided it was easier to raze the existing and start new. The city would not allow any expansion of the original footprint, except an extended portion on the rear of the dwelling so we had to re-design accordingly. The new plan was a modern take on a Greek Revival style home that fits the existing architecture in the area. It boasts a modern kitchen and ample living space on the first floor as well as a home office. The open stairway leads to the second floor which has a generous Master Suite with two secondary bedrooms and a possible third if new owners decided to move laundry to basement. It has as many period details as budget would allow. Although not built because of overruns the design included a facsimile of a portico from a period 1700's home called the Olney Arnold House. I worked on a renovation there and was impressed with the simplicity but beauty of the design.
